Move-Out Cleaning in Argyle, TX: The Second Dwelling Everyone Forgets

2026 Argyle, TX move-out guide for guest houses, casitas and barn apartments - scope, lease wording, and what a $200-$500 flat-rate clean covers

Almost every move-out quote that goes wrong in Argyle goes wrong the same way. Somebody describes a four-bedroom house, gets a number, books a date โ€” and on the morning of the clean walks the crew across the yard to a second front door and says, "oh, and the guest house."

Argyle sits in southern Denton County where acreage properties, equestrian land and newer custom subdivisions along the FM 407 corridor all share the same zip code. What ties a surprising number of those properties together is a second dwelling: a guest house, a casita, an apartment over the garage, a finished room above a barn, an office in a converted outbuilding that quietly became somebody's bedroom. As of August 2026, a professional move-out clean is quoted as a flat $200 to $500 before anyone starts work โ€” but that number is built from what you described. A second building nobody mentioned is not a rounding error. It can be a second kitchen, a second bathroom, and a third of the total job.

This guide is about that building specifically: whether it is in scope, who decides, how to describe it so the quote is right the first time, and what the clean actually has to reach inside it.

The Building That Sits Outside Every Standard Form

Residential lease templates and residential sale contracts assume one dwelling. There is a line for the address and lines for bedrooms and baths, and everything downstream โ€” the move-out condition clause, the cleaning obligation, the walkthrough checklist โ€” inherits that assumption.

Then somebody rents a property in Argyle where the listing said "main house plus guest quarters," and none of the paperwork ever names the guest quarters again. The tenant reads that silence as "not my problem." The owner reads it as "obviously included, it is part of the property." Both are reading the same document.

That ambiguity is the entire risk. It is not a cleaning problem โ€” it is a scope problem that only surfaces at handover, when there is no time left to argue about it and the incoming party is standing in the driveway. Texas state law governs deposits the way it does everywhere: an owner can deduct for damage and for cleaning beyond normal wear and tear. Nothing in that framework tells you which buildings on a property it applies to. The lease or the contract has to.

Six Kinds of Second Dwelling and How They Get Treated

"Guest house" covers a lot of ground in this part of Denton County, and the treatment genuinely differs depending on what the structure is and how it has been used. The table below is the honest version of what we see on Argyle properties.

Secondary dwelling typeHow it is usually treated at move-outWhat the clean has to include
Detached guest house or casita with its own kitchen and bathAlmost always in scope, treated as a small second homeFull move-out scope - kitchen appliances inside and out, bathroom descale, floors, windows, closets
Garage apartment over an attached or detached garageIn scope when it was lived in; frequently disputed when it was notFull scope if occupied; stair treads, landing and separate entry always
Barn apartment or finished tack-room quartersIn scope if furnished or occupied; often excluded if it stayed raw storageLiving areas full scope, plus dust knock-down from the working side of the building
Converted outbuilding used as an office or studioUsually in scope, but people forget it entirely when bookingFloors, glass, built-in shelving, any sink or wet bar, cobwebs in eave corners
Pool house or cabana with a half bathIn scope, and one of the most-missed structures on the propertyHalf bath descale, glass doors, hard floors, storage cupboards emptied and wiped
Mother-in-law suite attached to the main houseAlways in scope - it is part of the houseSame as any other wing, including the second kitchenette if there is one

Read down the middle column and you can see the pattern: the further a structure sits from the main house, the more likely it is to be argued about, and the more likely it is to be genuinely dirty when someone finally opens the door.

Storage Is Not the Same as Empty

The single most common thing an owner discovers in a secondary dwelling is that it has not been lived in for two years โ€” it has been used as storage.

That distinction matters more than it sounds. A guest house that someone slept in gets some level of routine attention: the bathroom gets used and therefore cleaned occasionally, the floors get walked and therefore swept. A guest house that became the place where boxes, seasonal decorations, a spare mattress and a treadmill went to live gets nothing at all. It has a closed-up smell, a layer of settled dust on every surface, dead insects on the window sills, and often a bathroom that has not had water run through the traps in a year and smells like it.

Storage use also means the building has to be emptied before it can be cleaned, and that emptying is your job, not the crew's. A cleaning team clears surfaces and wipes them. It does not carry a treadmill down an exterior staircase. If the guest house is full on the morning of the clean, the realistic outcome is that it gets skipped and the quote gets revised โ€” which is the worst version of this for everybody.

Empty it the weekend before. Then it can actually be cleaned.

A Casita Kitchen Is a Full Kitchen

There is a tendency to discount a secondary dwelling because of its size โ€” 600 square feet, how much work can it be?

The answer is: proportionally more than the main house, because the work in a move-out clean is concentrated in kitchens and bathrooms and a casita has both in a small footprint. A guest house kitchen has a range, an oven, a refrigerator, a microwave, a sink and cabinets โ€” the same six things that make the main kitchen the longest room in the house. A guest bathroom has a shower or tub, a toilet, a vanity and glass or a screen. Shrinking the room does not shrink the oven.

There is a second-order effect too. Appliances in a guest house are used lightly and irregularly, which means spills sit longer before anyone notices and refrigerator interiors go through more warm-and-cold cycles with food in them. A lightly used oven with one baked-on spill from eight months ago is harder work than a heavily used one that gets wiped weekly.

If the property is being handed to a buyer rather than a landlord, treat the guest house as a showpiece rather than an afterthought. It is frequently the thing the buyer was most excited about, which makes it the thing they inspect hardest. Our move-in/move-out service page covers the standard scope, and for a guest house that has sat closed up for a season the deep cleaning scope is often the better fit than a straight handover clean.

Get It Named in Writing, Now Rather Than Later

If you are still holding a lease or a contract that does not mention the second dwelling, this is the cheapest fix available to you.

Ask for one sentence, in writing, that names the structure and says whether move-out cleaning applies to it. Email is fine. It does not need to be a formal amendment to be useful โ€” what you are creating is a dated record that both sides agreed on scope before handover, which is exactly the thing that is missing when these disputes happen.

Three details worth getting into that sentence:

Name the structure specifically. "The detached guest house" or "the apartment above the garage," not "outbuildings." Vague words are how you end up cleaning a barn.

Say whether it is furnished and by whom. If the guest house came furnished by the owner, cleaning it means cleaning around and under furniture that stays. If you furnished it, it has to be empty first. These are different jobs and different quotes.

Say what happens to attached storage. Lots of Argyle guest houses have a storage closet, a loft, or a mechanical space attached. Whether those get emptied and swept should be part of the same sentence.

How to Describe It When You Book

We quote flat rates, which means the quote is only as good as the description. For a property with a second dwelling, tell us four things about each building separately:

Bedrooms and bathrooms in each. Approximate square footage of each. Whether each will be completely empty on the day. And whether the secondary dwelling has its own kitchen โ€” because a kitchenette with a bar sink is a different job from a full kitchen with a range and a standalone refrigerator.

That is it. Four numbers, twice. It takes an extra ninety seconds on the phone and it is the difference between a firm number and a revised one.

It also helps to say how the second dwelling has been used lately. "Nobody has been in it since Christmas" tells us to expect settled dust, dry traps and window sills, and it changes nothing about the price we quote โ€” it just means we bring what the job needs.

Most Argyle properties with a guest house land in the middle to upper part of the $200 to $500 flat-rate range, agreed before we start. Not an hourly meter that reveals the total when the crew packs up, and never a "call for pricing" runaround that makes it impossible to compare one company against another. Laura Maid Services has cleaned homes across DFW since 2003, we are insured and bonded, and every cleaner is background-checked โ€” which matters when you are handing over access to two separate buildings, sometimes on different keys.

Call (682) 201-2909 or email info@lauramaidservices.com with your move-out date and the details of both buildings. You can also start from the Argyle cleaning services hub, the Argyle move-in/out page, or read the complete DFW move-in/out guide for the general process. If your next place is closer in, the Denton move-in/out page and the Northlake city hub cover those markets, and if you are downsizing into something smaller the apartment cleaning page is the right starting point.

Frequently Asked Questions

Is the guest house included in a move-out cleaning quote automatically?

No โ€” it is included when you tell us about it, because the quote is built from the description you give. A guest house with its own kitchen and bathroom is effectively a small second home and adds real work, so it needs its own bedroom, bathroom and square-footage numbers when you book. Describing both buildings up front is what keeps a $200 to $500 flat rate firm instead of revised on the day.

My lease does not mention the casita at all. Do I have to clean it?

That is a question for your landlord, not for us, and the answer is much cheaper to get now than at handover. Ask for one sentence in writing that names the structure and states whether move-out cleaning applies to it โ€” email is enough. Most owners consider any habitable structure on the property in scope, so assume yes until you have written confirmation otherwise.

We used the garage apartment for storage, not as living space. Does that change anything?

It changes the work, not the obligation. A storage-only building usually has more settled dust, dead insects on the sills, a closed-up smell and dry drain traps than one that was lived in, so it often needs deep-clean treatment rather than a routine handover pass. It also has to be completely emptied before the crew arrives โ€” removing your boxes and furniture is not part of a cleaning scope.

Does a small guest house cost proportionally less than the main house?

Less in total, but not in proportion to its square footage. Move-out work is concentrated in kitchens and bathrooms, and a 600-square-foot casita with a full kitchen and full bath contains the same oven, refrigerator, shower and toilet as a much larger home. Shrinking the floor area does not shrink the appliances, so expect a guest house to carry more weight in the quote than its size suggests.

Should the guest house be cleaned before or after the main house?

Same day, and after it has been emptied. Splitting them across two visits costs more and creates a gap where one building collects dust while the other is finished. The only thing that genuinely needs to happen first is emptying โ€” a guest house full of boxes on the morning of the clean gets skipped, which is the outcome nobody wants.

What gets missed most often on an Argyle property with a second dwelling?

Pool houses and cabanas with a half bath, and the exterior stair treads and landing on a garage apartment. Both sit outside the main walking route, so nobody thinks about them until the walkthrough, and both are visible immediately on arrival. Attached storage closets and lofts inside the guest house come a close third โ€” they are almost never named in a lease and almost always checked.
