The reason it matters at move-out specifically: sand is one of the few things that is genuinely visible in a walkthrough photo. A dirty countertop photographs ambiguously. A patio door track full of sand does not.
Humidity, Closed Houses, and Mildew
The second lake problem is water in the air rather than sand on the floor.
A house near open water carries higher humidity than one a few miles inland, and a house that has been closed up โ a weekend place between visits, a seasonal rental between tenants, a listed property nobody is living in โ is a house where that moisture has nowhere to go. The CDC's guidance on mold in homes comes down to the same principle every time: mold grows where there is moisture, and the fix is controlling the moisture rather than treating the surface.
At move-out, that shows up in five predictable places:
- Shower and tub caulk lines, especially in a bathroom with no exhaust fan or an exhaust fan nobody ever ran.
- Window seals and the lower corners of window frames, where condensation collects on cool glass.
- Under sinks, where a slow supply-line weep has been quietly humidifying a cabinet for months.
- Behind and beneath the toilet tank, and the wall directly behind it.
- Closet walls on an exterior corner, particularly a closet that stayed shut.
Cleaning handles surface mildew โ the discoloration on caulk, the film in a window channel, the spotting on a seal โ and a thorough move-out clean absolutely should. What cleaning cannot do is fix the reason it grew. If the caulk has mildewed through rather than on top, it needs replacing. If there is an active leak under a sink, no clean survives it. And anything beyond ordinary surface mildew โ behind drywall, in insulation, spreading across a ceiling โ is a remediation job for a specialist, not a cleaning crew. Any company that tells you otherwise is guessing with your closing date.

What is not: removing the gear. Life jackets, coolers, an old outboard, a dock ladder, half a pallet of paving stones โ that is junk removal, a separate trade with a separate truck, and it has to happen before we arrive rather than instead of us. Same for the freezer: if it is staying, empty and defrost it before cleaning day, because a freezer full of last summer's fish is not a cleaning problem, it is a hazmat mood.

- Summer and early fall are the busiest window on the lake side โ seasonal rentals turning over, weekend places changing hands, and the general moving rush. Book two to three weeks out, more for month-end.
- Truck out first, always. Every trip through a sliding door pushes more grit into the track you are about to pay to have cleaned.
- Clear the gear before cleaning day. Garage, dock storage, porch. Cleaning crews do not haul.
- Leave utilities live. Water, hot water, and power. A disconnect scheduled for cleaning morning is the most common avoidable reschedule in a moving week.
- Leave the HVAC running between the clean and the walkthrough, especially in August. A house cleaned Tuesday and sealed shut until Friday can smell closed-up by Friday.

Do you clean the boat, the dock, or the gear in the garage?
