The distinction is roughly this: if it holds water or moves water, it belongs to the pool company. If it holds people, it belongs to us.

It stops you paying twice for the same expectation, and it makes sure the actual pool service gets scheduled by whoever is responsible for it under the lease or the contract, rather than being assumed into a cleaning quote and then simply never happening.

The pool deck and surround

The deck is the largest outdoor surface on most of these properties and it collects everything the yard produces - leaf litter, pollen, drink spills, sunscreen residue, and around Lake Ray Hubbard a fair amount of wind-carried dust and organic debris. It cleans up well, and the visual difference at a walkthrough is out of proportion to the effort, which is exactly why it is worth including.

What a crew is doing here is clearing and washing down the hard surface, wiping rails, ledges, steps and the frames of any furniture left in place, and clearing the perimeter where debris packs into corners and against walls. What we are not doing is anything on the water side of the coping, and we are not resurfacing a deck that is stained, faded or pitted from years of sun. That is a condition question rather than a cleaning one, and a landlord may deduct for damage beyond normal wear and tear but not for the ordinary weathering of an outdoor surface.

The pool bath and changing area

This is the highest-value item on the entire outside of a Sunnyvale house and the one most reliably forgotten. A pool bath or changing room is a full bathroom, it gets used in wet swimsuits all summer, it is often poorly ventilated, and then it sits closed and unvisited for months.

Treat it exactly like an interior bathroom in scope. Built-in outdoor kitchens are common on these lots and they are genuine kitchens in terms of cleaning work. Countertops, backsplash, sink and faucet, the exteriors of the appliances, and every door and drawer interior in the base cabinets - which are often full of the previous season's grit, insects and forgotten tools.

The grill is the labor. Grates, trays, the exterior and the surround all carry cooked-on grease that needs proper degreasing time rather than a quick pass, and grease left on a built-in is a very visible walkthrough finding. Tell us if there is a built-in grill when you call, because it is one of the few outdoor items that meaningfully changes how a crew schedules the job. The covered patio and pergola

Covered outdoor rooms fail inspection upward. The floor usually looks fine because it gets used and swept, while the ceiling, the fan blades, the light fixtures, the beams and the top edges of the structure carry a full season of dust, pollen and cobweb that nobody has looked at.

Fans are the specific item. Blade tops on a covered patio hold a heavy, visible layer, and a fan pulled on during a walkthrough will scatter it in front of everybody present. Fixtures, exposed ledges and beams, the hard-surface floor, and the glass and door tracks on the sliding doors that connect the patio to the house are the rest of it. Those door tracks matter twice, because they are the seam between the two halves of the property and they collect from both.

Detached structures and storage

Larger lots come with more outbuildings - storage rooms, pump houses, workshops, cabana structures, and sometimes a detached garage well away from the house. The rule for a move-out is that a cleaning crew can clean any of these once they are genuinely empty, and cannot clean any of them while they are still full of your belongings.

The other rule is that a live equipment enclosure is not a cleaning space. If the structure houses pool equipment or similar, the exterior and the walkway are ours and the interior belongs to whoever services the equipment.

Why the Outside Gets Left Off the Quote

Here is the practical part, and it is the reason this guide exists.

Most cleaning quotes anywhere in DFW are built from interior inputs: bedrooms, full and half baths, square footage, and whether the home is empty. Those four numbers describe a standard house completely. That list takes a minute to answer and it is the difference between a flat rate that covers the property and a flat rate that covers the house. It also prevents the far worse outcome, which is a crew arriving with a scope that never included the outside, a walkthrough that does, and a scramble in the last forty-eight hours before a handover.

Get the agreed scope in writing too - an email or text confirming which outdoor spaces are included is enough, and it means the quote and the walkthrough are working from the same list.

Do you handle the lawn, beds or pressure-washing the driveway?
